Philosophy
Paragon Real Estate Fund (PREF) invests in core and value-add properties in urban-infill markets. PREF looks for retail and mixed-use opportunities in supply constrained locations that will benefit from the urbanization trend. Paragon leverages its local knowledge of the various markets where it operates to identify mid-size deals and utilizes debt at conservative levels in order to minimize risk.
Risk Management
PREF minimizes the risk inherent in real estate investments by acquiring core assets in high-barrier to entry markets, avoiding lease-up and construction risk, and utilizing debt at conservative levels. Additionally, PREF maintains a long term view and acquires properties that will hold their value throughout the entire real estate cycle.
Due Diligence
Paragon uses local expertise while maintaining strong executive oversight. Paragon assembles, directs and supervises local, experienced teams of consultants on a project by project basis. Engineers, leasing agents, property managers, architects, entitlement experts and other consultants assist in analyzing a particular asset, performing due diligence and if appropriate, undertaking work on an ongoing basis.
Hands-on
Paragon’s principals and its key executives are involved in all aspects of every project. Some of the projects require a very hands-on approach on the operational aspects such as marketing, management, financing, leasing, capital improvements, etc. Paragon’s executive team is very well versed not only in the political environment surrounding a particular asset and its regulatory or value add opportunities but also heavily involved in owner associations, economic development corporations, chambers of commerce and other community organizations. Paragon only undertakes those projects that it can meticulously manage.
